Dubai’s housing market in 2026: a short summary
Transaction volumes slowed for a while in early 2026 amid regional developments. In the third quarter, residential sales reached about 34,000 transactions worth AED 72.6 billion. In August 2026, the average Dubai home price was about AED 1,636 per sq ft (≈ $4,800/m²), 1.7% lower than a year earlier and the first annual decline since February 2021.
After years of rapid growth, the market has entered a more selective phase. The right area, building and price matter more than ever, and performance is diverging between areas and segments.

Sizes in Dubai are usually quoted as total area including balconies, so compare internal area and balcony share when weighing projects.
What drives prices?
- Location and access: proximity to the metro, main roads, the beach and business districts
- View and floor: sea, marina or Burj Khalifa views create large differences
- Building age and developer: build quality, maintenance standards and brand value
- Handover status and payment plan: off-plan prices vary with the length of the plan
- Service charges: high charges affect net yield and resale price
- New supply: many new projects can weigh on prices and rents in the short term

Listing portals show asking prices; actual transaction prices appear in DLD data. When assessing an apartment, the most reliable approach is to look at recent transactions in the same building and for similar units. We share that comparison in writing for every option we present.
Frequently asked questions
How much is a one-bedroom apartment in Dubai?
In 2026, one-bedrooms typically traded at AED 850k–1.35M (about $230k–370k) in JVC and Arjan, AED 1.3M–2.3M in Business Bay and Dubai Marina and AED 1.8M–3M in Downtown Dubai.
Which area has the most affordable homes?
Among the central areas we cover, JVC and Arjan have the most accessible prices. Outer areas can be cheaper, but tenant demand, access and liquidity differ.
Will Dubai property prices fall?
No one can say for certain. 2026 data show price growth slowing after a rapid rise, with a modest year-on-year dip in the average price. Long-term decisions should rest on analysis of the area, building and price.
Are prices in dollars or dirhams?
Prices are set in UAE dirhams (AED). Because the dirham is pegged to the US dollar at 3.6725, the dollar value is stable.
