FAQ

Frequently Asked Questions

We have answered the most common questions about investing in Dubai property, grouped by topic. If you can’t find your answer, get in touch.

Buying

Can Turkish citizens buy property in Dubai?

Yes. Foreigners can buy residential and commercial property in Dubai’s designated freehold areas, and the title deed is registered in your own name with the Dubai Land Department (DLD). You do not need UAE residency to buy.

What budget do I need to buy in Dubai?

In 2026, studios in areas such as JVC and Arjan traded at roughly $145k–220k, while one-bedrooms in Downtown Dubai were generally above $490k. For ready property, add about 6–8% in transaction costs.

Can I buy without travelling to Dubai?

Yes. Projects can be viewed on live video tours, reservation and sale contracts can be signed electronically, and the transfer can be completed under a power of attorney. Where possible, we still recommend visiting the area before you buy.

How long does the purchase take?

Cash purchases of ready property often complete in around 30 days. Mortgages add time for bank approval and valuation. Off-plan reservations and contracts can be completed within days; handover follows the project schedule.

Whose name goes on the title deed?

The deed can be in your name, held jointly with your spouse, or held through a compliant company structure. If you have goals such as the Golden Visa, plan the ownership structure from the start.

Can I get a mortgage in Dubai?

Some UAE banks lend to non-residents, usually up to around 50–60% of the property value depending on the bank. For off-plan projects, developer payment plans are more common than bank loans.

Costs and taxes

What costs are paid when buying in Dubai?

The biggest item is the DLD fee of 4% of the price. Add the trustee office fee, admin fees and, for resale, usually a 2% + VAT agency commission. Total costs are typically around 6–8% of the price.

Is there an annual property tax in Dubai?

No. Dubai has no annual property tax. Owners instead pay an annual service charge for the upkeep of common areas, calculated per square foot and varying by building.

Is VAT charged on residential purchases?

VAT is generally not charged on the sale price of residential property. Agency commission and some service fees carry 5% VAT. Commercial property sales and leases are subject to 5% VAT.

Is my Dubai rental income taxed?

The UAE does not levy personal income tax on individuals’ rental income. If you are tax resident in Türkiye, however, foreign rental income may need to be declared there; please consult your tax adviser.

Do I pay tax when I sell?

The UAE has no capital gains tax for individuals. Selling involves transaction costs such as agency commission and the developer NOC fee. Your position in Türkiye should be assessed separately.

Residency and Golden Visa

Does buying property in Dubai give residency?

Under certain conditions, yes. Property worth at least AED 2M in total qualifies for a 10-year Golden Visa application. For lower-value ready property there is a 2-year investor visa option.

How much property do I need for the Golden Visa?

The threshold is AED 2M, about $545k. The combined value of more than one property can count.

Can off-plan property qualify for the Golden Visa?

Off-plan property bought from approved developers registered with the DLD can qualify if it meets the conditions. The 2-year investor visa is available only for ready (completed) property.

Does the Golden Visa cover my family?

Yes. Golden Visa holders can sponsor their spouse and children and, under certain conditions, their parents. We confirm the current conditions with you before applying.

Letting and yields

Is rental income guaranteed?

No. Rental income depends on the area, building quality, occupancy, service charges and market conditions. Treat “guaranteed return” offers with caution and always read the contract terms.

What rental yield does Dubai offer?

Gross yields were roughly 5–8.5% by area in 2026. After service charges, vacancy and management costs, net yields are typically 1.5–2.5 points lower.

Can I let my home short term (Airbnb-style)?

Yes, but you need a holiday-home permit from Dubai’s Department of Economy and Tourism (DET), insurance and compliance with building rules. Most investors use a licensed operator.

Who manages the property while I am abroad?

Licensed property managers handle tenant search, contracts (Ejari), rent collection and maintenance, usually for a small percentage of the annual rent. We help you choose a suitable firm.

Process and advice

Is the first consultation free?

Yes, the first consultation is free and carries no obligation. We discuss your goals and budget and review suitable options together.

Who handles the transaction in Dubai?

Sales in Dubai are carried out through RERA-licensed brokerages and developers registered with the DLD. We coordinate the process for you from Türkiye and stay with you at every step.

Which areas do you recommend?

There is no single right answer. JVC and Arjan stand out for yield, Business Bay and Downtown for central living and short lets, Dubai Marina for lifestyle and Dubai Hills Estate for families. We choose together based on your goals.

Why are there no live listings on the site?

Property advertising in Dubai requires DLD permits (Trakheesi), and prices and availability change quickly. We therefore share verified current options personally through our licensed partners.
