Dubai property prices 2026: big gaps between areas

The budget for a one-bedroom in JVC buys only a studio in Downtown. The right area depends on your yield, growth and lifestyle goals.

Options

Off-plan or ready property?

The options differ in payment plan, when rental income starts and risk profile.

Off-plan

Payment plans that often start with a 10–20% down payment and are spread over construction; some include post-handover instalments.

Always check the developer’s track record, handover date and escrow account.

Ready (resale)

You see the building, view and service charge before buying, and can let it straight after transfer.

Cash or mortgage; transactions often complete within a few weeks.

Branded residences

Residences run by hotel and luxury brands, offering prestige, service and strong short-term demand.

Service charges and management fees are higher.

Commercial property

Offices, retail and warehouses, with longer leases to corporate tenants.

Commercial sales and leases carry 5% VAT and different vacancy risks.

Frequently asked questions

Common questions about buying in Dubai

Can Turkish citizens buy property in Dubai?

Yes. Foreigners can buy residential and commercial property in Dubai’s designated freehold areas, and the title deed is registered in your own name with the Dubai Land Department (DLD). You do not need UAE residency to buy.

What budget do I need to buy in Dubai?

In 2026, studios in areas such as JVC and Arjan traded at roughly $145k–220k, while one-bedrooms in Downtown Dubai were generally above $490k. For ready property, add about 6–8% in transaction costs.

What costs are paid when buying in Dubai?

The biggest item is the DLD fee of 4% of the price. Add the trustee office fee, admin fees and, for resale, usually a 2% + VAT agency commission. Total costs are typically around 6–8% of the price.

Does buying property in Dubai give residency?

Under certain conditions, yes. Property worth at least AED 2M in total qualifies for a 10-year Golden Visa application. For lower-value ready property there is a 2-year investor visa option.

Can I buy without travelling to Dubai?

Yes. Projects can be viewed on live video tours, reservation and sale contracts can be signed electronically, and the transfer can be completed under a power of attorney. Where possible, we still recommend visiting the area before you buy.

Is rental income guaranteed?

No. Rental income depends on the area, building quality, occupancy, service charges and market conditions. Treat “guaranteed return” offers with caution and always read the contract terms.
