Off-plan sales again made up the largest share of Dubai's residential transactions in the third quarter of 2026. Low down payments and instalments spread over construction offer an attractive entry point, especially for investors from Türkiye.
With off-plan, however, you pay today for a home you receive years later. Before signing, we recommend checking the following ten points.
1. The developer's delivery record
Review the developer's completed projects, delivery times and build quality. Visiting finished buildings and checking their current rents and sale prices is the best way to judge what is being promised.
2. DLD/RERA registration and the escrow account
Off-plan projects in Dubai must be registered with the Dubai Land Department (DLD), and payments must be collected in a project-specific escrow account. Do not pay before verifying the project number and escrow details through official DLD channels.
3. The real cost of the payment plan
Monthly 1% instalments or post-handover plans ease cash flow, but that flexibility is often reflected in the price. Compare the price per square metre with similar ready apartments in the same area to see what the plan really costs.
4. Handover date and delay clauses
Read the expected handover date, the grace period for delays and your rights in the sale and purchase agreement (SPA). Delays push back rental income and reduce returns.
5. Location and new supply
Check how many new apartments will be delivered in the area over the coming years. If many similar units arrive at the same time, rents and prices can come under pressure in the short term.
6. Layout and usable space
The balcony share of the total area, room sizes, kitchen type and storage determine how easy the unit is to let. Focus on usable space and layout, not just the brochure size.
7. Estimated service charges
Pools, gyms and concierge services look attractive but raise annual service charges. Ask the developer for an estimate and include it in your net-yield calculation; try our rental yield calculator.
8. Assignment and early resale rules
If you might sell before handover, find out when the developer allows assignment and what it charges. Many projects require a set percentage of the price to be paid first.
9. Rental potential and target tenant
Estimate post-handover income from current rents for similar units in the area. Choosing a unit type that suits the target tenant (single, couple, family) shortens vacancy.
10. Total cost and exit plan
Add the 4% DLD fee, Oqood and registration fees, furnishing and post-handover costs to the price. Model your own case with the cost calculator and plan how long you will hold and how you will exit.
Quick checklist
- I reviewed the developer's completed projects
- I verified the project's DLD registration and escrow account
- I compared the payment plan's total cost with ready apartments
- I read the handover, delay and assignment clauses
- I calculated net yield with service charges and a rent estimate
We prepare these checks as a written report for every off-plan option. Request a free consultation to review suitable projects together.
Frequently asked questions
Is off-plan cheaper than ready property?
Launch prices often look lower than comparable ready units, but long and post-handover payment plans can be priced in. Compare with recent transaction prices of similar ready apartments in the same area.
Where do off-plan payments go?
Payments should go into the project's dedicated escrow account. Never pay into personal accounts without verifying the account through official channels.
Can I sell before handover?
Many developers allow assignment once a set share of the price (for example 30–40%) is paid, and charge an assignment fee. The terms are in the contract, so check them before you sign.
